According to Fla. Stat. Ann. § 695.26(1)(a), a security instrument needs to include the post-office address of each person signing the instrument. We have added a new “Security Instrument Address” series of fields to allow clients to send us the individual address of each person signing our Florida security instruments and riders.
A new field “Print Signatory Addresses On Security Instruments Indicator” (Field 150838) has been created and will be defaulted to “Yes”. When FI 150838 is “Yes”, and borrower address information is sent or mapped for any of the newly created borrower address fields, the new label “Post Office Address:” and new borrower address fields will print under the signature line for each borrower. In the event that new indicator FI 150838 is “Yes”, but clients do not send any data for any of the newly created fields, there will be mappings in place that print the address fields that are currently printing on the documents below, which are:
Field 457 Borrower Mailing Address: Street
Field 274 Borrower Mailing Address: City
Field 456 Borrower Mailing Address: State
Field 481 Borrower Mailing Address: Zip
Field 57684 Borrower Mailing Address: Country
The following documents will be modified to allow the new fields to print if sent to ConformX:
Cx 317 FL Mortgage
Cx 476 FL Mortgage Second
Cx 15127 FL Housing – Mortgage
Cx 19367 FHA FL Mortgage
Cx 19837 FL Housing – FHA Mortgage
Cx 22664 FL Second Lien Interest-Only Mortgage
*Note: Clients who do NOT want to use the new enhancement with adjoining new fields can continue to use the current address label (Borrower’s Mailing Address:) and address fields, unchanged, by setting the new “Print Signatory Addresses On Security Instruments Indicator – FI 150838 to “No”.
This change will be in effect on August 7, 2021 after the ConformX Software release and is now available for testing on UAT. If you have any questions or concerns about this change, please contact Client Support at 1.800.497.3584.
