As part of Docutech’s efforts to enhance all documents for eSign capability, these documents are now available with a generic option for eSign:
- Cx4167 “TN Title Insurance Disclosure” – We added the ability to use form fill on this disclosure to allow the borrower to select whether they want to obtain title insurance.
- Cx15665 “NY Notice of Right to Select an Attorney” – We have added the ability for the borrower to fill out the Name of Attorney section and Phone Number section if the “I will select an Attorney” checkbox is checked.
- Cx1023 “WI Property Tax Escrow Option” – We added the ability for the borrower to form fill this document in Closing packages, allowing them to choose one of the three options. The options are (1) The escrow agent to send a check to the borrower, (2) the Escrow agent will pay the property taxes by December 31, or (3) the escrow agent will pay the property taxes when due.
- Cx1207 “IL Mortgage Escrow Account Act” – There is a section on this document that allows a borrower to elect to use an interest bearing time deposit account in lieu of establishing a real estate property escrow account. There are two selections available, “Yes” or “No”. We have now added the ability for the borrower to select “Yes” or “No”.
- Cx3279 “ME Right to Own Attorney Disclosure” – We have added form fill for this document which will allow the borrower to select whether to or not they will exercise their right to select an attorney.
- Cx878 “CA Per Diem Interest Disclosure” – We have added the ability for the borrower to form fill so that a borrower can elect to either have the disbursement occur on a Monday immediately following a Bank Holiday and pay the additional per diem interest or to have the disbursement of loan proceeds occur on any other day.
- Cx2791 “WA Appraisal Notification on Purchase Money Mortgages” – We have added form fill to this document to allow the borrower to elect whether they waive their right to receive copies of the appraisal or not.
- Cx3847 “RI Right to Choose Title/Attorney” – We have added form fill for two sections on this form. The first section allows the borrower to select their own title insurance company/title attorney. If the borrower selects to choose their own attorney, then a section will open to allow the borrower to fill in the title company/title attorney’s name, address, and phone number. The second section allows the borrower to select whether they wish to obtain owner’s title insurance.
- Cx5103 “RI Addendum to Uniform Residential Loan Application (Arson Questionnaire)” – We have added form fill to allow each borrower to select whether they have been convicted of arson within 10 years prior to the date of application.
