Document Updates: MERS Language Added to Several Documents

We’ve added new functionality to several Request for Notice of Default and related documents to include MERS (Mortgage Electronic Registration Systems) information regarding the prior lien. With this enhancement, these documents will now conditionally include language in the Request for Notice of Default to reflect MERS as nominee for the prior lienholder.

To trigger this new language, FI 194027 (First Lien is MERS) has been added to a handful of documents. When this field is set to “Yes,” the appropriate MERS-related language will trigger in the document. The wording does vary slightly based on the document.

The following documents are receiving this update:

    • cx471 – CA Deed of Trust Second
    • cx496 – NE Deed of Trust Second
    • cx3044 – HELOC Deed of Trust - NE
    • cx3475 – CA Request for Notice of Default
    • cx15163 – NE Request for Notice

These changes are available for testing on Stage & Stage 2 servers and will take effect on April 16, 2026. If you have any questions or concerns about these changes, please contact Client Support at 1.800.497.3584.
