Document Updates: Optional Beneficiary/Lender Name and Address on Security Instruments

The following standard documents have been modified to support the optional Beneficiary/Lender on Security Instrument Name and Address fields:

Cx9421            TX Home Equity Plain Language Closed End 2nd Security Instrument
Cx9423            TX Plain Language 2nd Purchase Money Closed End Security Instrument
Cx19173           TX Plain Language 2nd Home Improvement Deed of Trust
Cx22937          NY Version of Loan Security Agreement – HELOC COOP

These updates are a continuation of work that began last year which was announced on Docutech’s Compliance Blog (https://compliance.docutech.com/2024/06/14/document-updates-optional-beneficiary-lender-name-and-address-on-the-security-instrument) with the following description:

Beneficiary/Lender on Security Instrument Name (FI 294) and Beneficiary/Lender on Security Instrument Full Address (FI 15290, consisting of Address FI 296, City FI 293, State FI 295, and Zip FI 297) are optional fields available for use on most standard security instruments. When these optional Beneficiary/Lender fields are empty, the standard Lender fields Lender Name and Extension (FI 15360) and Lender Address [Full] (FI 15357, consisting of Address FI 1022, City FI 1031, State FI 1073, and Zip FI 1079) or Lender Mailing Address [Full] (FI 15358, consisting of Street FI 1042, City FI 1043, State FI 1044, and Zip FI 1045) will print on the security instrument by default.

These changes are available for testing on Stage & Stage 2 servers and will take effect on July 31, 2025. If you have any questions or concerns, please contact Client Support at 1.800.497.3584.
