Document Updates: Addition of Form Fill Functionality to Colorado Notary Block

The State of Colorado allows for the use of electronic notarization. CRSA §24-21-520(3) requires the signature of the notary public to contain the following elements:

• • The notary’s name, as it appears on the notary’s certificate of commission;
  • The notary’s identification number;
  • The words “notary public” and “state of Colorado”;
  • A document authentication number issued by the secretary of state; and
  • The words “my commission expires” followed by the expiration date of the notary’s commission.

The statute then requires conformity to any standard set by the secretary of state.

The Colorado State Notary Handbook does not add any specific requirements but does provide for sample form.

We are adding form fill functionality to the notary block that will allow the notary to input their identification number and document authentication number. This functionality will be allowed when the field “Security Instrument Notary Type of Presence” (FI 137249) equals ‘IPEN’ or electronic notarization* is sent in the data file.  The changes will be made to all our CO borrower notary blocks but most notably to the security instruments which are:

• • Cx25284 (3006 CO Deed of Trust 2021)
  • Cx313 (CO Deed of Trust)
  • Cx19363 (FHA CO Deed of Trust)
  • Cx472 (CO Deed of Trust Second)
  • Cx1361 (HELOC Deed of Trust – CO)
