We have updated the logic used to populate certain portions of the loan comparison table on the NE Net Tangible Benefit Disclosure (Cx29105).
The following changes have been implemented:
- Type of Loan: The value "Balloon" will now display when the applicable loan includes a balloon payment. This update applies to both the NEW LOAN and EXISTING LOAN columns.
- Closing Costs: If a Closing Costs amount is not provided, the NEW LOAN column will now default to $0.
- Cash Received: An amount will be displayed in the NEW LOAN column only when the transaction results in cash being disbursed to the borrower.
- Because cash-to-borrower values are stored as negative amounts in the source data, the negative sign will be suppressed and the amount will be displayed as a positive value.
- If no Cash Received amount is provided, the NEW LOAN column will default to $0.
- If the transaction does not result in cash being disbursed to the borrower, the Cash Received field in the NEW LOAN column will also default to $0.
Please note that with the exception of the Type of Loan enhancement described above, these updates apply only to the NEW LOAN column and do not affect values displayed in the corresponding EXISTING LOAN column.
In addition, we have updated the logic used to populate the “Related Insurance Product(s) Amount” row. Lenders may now directly populate the associated boxes through the use of the following data fields:
- FI 194872 – New Loan Related Insurance Products Monthly Amount
- FI 194873 – Previous Loan Related Insurance Products Monthly Amount
Amounts provided through these fields will populate the applicable “Related Insurance Product(s) Amount” box, enabling lenders to disclose any type of insurance products in addition to mortgage insurance.
If these fields are not populated, the form will continue to function as it does today by displaying the applicable mortgage insurance amounts for the existing and/or new loans.
