Document Updates: Required Recording Information for Missouri Security Instruments

Mo. St. 59.310.2 states:

Every document containing any of the items listed in this subsection that is presented for recording, except plats and surveys, shall have such information on the first page below the three-inch horizontal margin:

(1) The title of the document;
(2) The date of the document;
(3) All grantors' names and marital status;
(4) All grantees' names;
(5) Any statutory addresses;
(6) The legal description of the property; and
(7) Reference book and pages for statutory requirements, if applicable.

If there is not sufficient room on the first page for all of the information required by this subsection, the page reference within the document where the information is set out shall be stated on the first page.

Docutech had previously integrated the required recording information onto the first page of Cx25304 “3026 MO Deed of Trust 2021”, Cx26141 “FHA MO Deed of Trust 2021”, and Cx1355 “HELOC Deed of Trust – MO” which meant that these documents did not have coversheets. It appears that during that integration, Cx491 “MO Deed of Trust Second” was inadvertently overlooked and continued to have a coversheet.

For consistency among the Missouri security instruments:

• The coversheet has been removed from Cx491 so that the required recording information prints on the lefthand side of the first page beneath the title “Deed of Trust”; and
• The position of the “Property Address” field in Cx1355 has been moved between the “Date of Document” field and the “Grantor(s)” field.

Nothing needed to be updated in Cx25304 and Cx26141.
