Document Updates: Trigger for Witness Signature Lines on Texas HELOC Deed of Trust (Cx21376)

Texas Property Code § 12.001(b) states:

“An instrument conveying real property may not be recorded unless it is signed and acknowledged or sworn to by the grantor in the presence of two or more credible subscribing witnesses or acknowledged or sworn to before and certified by an officer authorized to take acknowledgements or oaths, as applicable.”

To support this flexibility, Cx21376 “HELOC Deed of Trust – TX” has been enhanced to allow for the suppression of witness lines by setting “Print Witness Lines on Security Instrument” (FI 95509) to “No”.

These changes are available for testing on Stage & Stage 2 servers and will take effect on October 28, 2025. If you have any questions or concerns, please contact Client Support at 1.800.497.3584.
