Document Updates: Upon Request Option for Dual Disclosure of Texas 50(a)(6) & 50(f)(2) Notices Concerning Extensions of Credit in English & Spanish

For both Texas 50(a)(6) home equity loans and Texas 50(f)(2) non-home equity loan conversions, the timing requirements for the delivery of their respective Notices Concerning Extensions of Credit are the same:

  • Within 3 business days of application; and
  • At least 12 days before closing.

Some Texas counsel recommend providing the 50(f)(2) Notice in the Initial Disclosure Package for all Texas 50(a)(6) refinances to avoid timing issues or closing delays if the loan type changes to a 50(f)(2) later in the loan process.

Docutech now offers an Upon Request option for clients to accommodate the dual disclosure of a Texas 50(a)(6) Notice Concerning Extensions of Credit and a Texas 50(f)(2) Notice Concerning Extensions of Credit in the same Initial Disclosure Package.

Rather than using Cx4549 “TX Notice Concerning Extensions of Credit – English” or Cx3640 “TX Notice Concerning Extensions of Credit – Spanish” which both print language dynamically based on whether the loan is a 50(a)(6) or a 50(f)(2), clients can assign Upon Request the following documents for dual disclosure:

  • Cx21950 “TX Notice Concerning Extensions of Credit 50(f)(2)”
  • Cx21951 “TX Notice Concerning Extensions of Credit 50(a)(6)”
  • Cx28920 “TX Notice Concerning Extensions of Credit 50(f)(2) – Spanish”
  • Cx28921 “TX Notice Concerning Extensions of Credit 50(a)(6) – Spanish”


The updates to Cx21950 and Cx21951 are:

  • Set up as Upon Request with default print conditions mirroring the respective 50(a)(6)/50(f)(2) configurations from Cx4549;
  • Moved over to “Signature Entities/1 Per Loan (Standard)” Multi Doc Collection (MDC) mirroring Cx4549;
  • Edited signature lines to trigger differently by default, i.e., per loan or per entity, based on Field 97342 “Signature Entities Copy Type” indicator mirroring Cx4549; and
  • Changed the font size to 12-point.

Cx28920 and Cx28921 are newly created documents configured like Cx21950 and Cx21951 with the addition of Field 33540 “Print Spanish Texas Forms”.
