Document Updates: Wyoming Notice and Explanation of Fee Increase (Cx19752 and Cx16634)

Written by Fred Gooch | Oct 26, 2026, 5:00:06 PM

Wyoming law limits when a mortgage lender or mortgage broker may collect a fee that is higher than the amount previously disclosed and that directly or indirectly benefits the lender or broker.

Under Wyo. Stat. Ann. §§ 40-23-113(e) and 40-23-114(d), the higher fee may be collected only when the need for the increase was not reasonably foreseeable at the time of the prior disclosure. The borrower must also receive, at least three business days before signing the mortgage loan closing documents, a new disclosure of settlement costs and a clear written explanation of both the fee increase and the reason for the increase.

ConformX provides WY Notice and Explanation of Fee Increase (TRID) (Cx19752) and WY Notice and Explanation of Fee Increase (Cx16634) to support compliance with these requirements.

Previously, these notices could print based on the applicable package conditions even when the changed circumstance fields used to support the notice were not populated. To better limit default printing to loans with relevant changed circumstance data, ConformX has added a new print trigger field, a global standard value mapping, and a corresponding print condition.

New Print Notice and Explanation of Fee Increase Field

A new field, Print Notice and Explanation of Fee Increase (FI 194927), has been created to determine whether the applicable Wyoming fee increase notice should print. The field may be imported or otherwise set for a client. When it has not otherwise been set, it will be globally standard value mapped to "Yes" for Wyoming when at least one field in either of the following series is populated:

    • Changed Circumstance Affected Fee [1-8]; or
    • Itemized Changed Circumstance Reason Description [1-40].

Wyoming Fee Increase Print Condition Update

The default print conditions for both notices have been updated to require Print Notice and Explanation of Fee Increase to be set to “Yes”.

WY Notice and Explanation of Fee Increase (TRID) (Cx19752) will print by default when the following conditions are met:

    • Print Notice and Explanation of Fee Increase (FI 194927) = Yes;
    • State Code (FI 2279) = WY;
    • Lien Position (FI 1041) = FirstLien;
    • Integrated Disclosure Loan Indicator (FI 82233) = Yes; and
    • One of the following package conditions is met:
      • Document Package Type (FI 18215) = Initial Disclosure and LE/GFE Redisclosure Indicator (FI 45894) = Yes; or
      • Document Package Type (FI 18215) = Redisclosure or Pre-Closing.

WY Notice and Explanation of Fee Increase (Cx16634) will print by default when the following conditions are met:

    • Print Notice and Explanation of Fee Increase (FI 194927) = Yes;
    • State Code (FI 2279) = WY;
    • Lien Position (FI 1041) = FirstLien;
    • Integrated Disclosure Loan Indicator (FI 82233) = No; and
    • One of the following package conditions is met:
      • Document Package Type (FI 18215) = Initial Disclosure and LE/GFE Redisclosure Indicator (FI 45894) = Yes; or
      • Document Package Type (FI 18215) = TILA Redisclosure.

Together, these changes mean that when Print Notice and Explanation of Fee Increase has not otherwise been set, the notices will print by default only if at least one Changed Circumstance Affected Fee or Itemized Changed Circumstance Reason Description field is populated.

Clients who want the notices to print for applicable packages regardless of the global standard value mapping may set Print Notice and Explanation of Fee Increase to "Yes" or use a custom print configuration.

These changes are available for testing on Stage & Stage 2 servers and will take effect on November 3, 2026. If you have any questions or concerns, please contact Client Support at 1.800.497.3584.
