The Georgia-version of Cx2783 is provided pursuant to the provisions of Ga. Code Ann. § 7-1-1014(1) and Ga. Comp. R. & Regs. r. 80-11-1-.01(1), (4), (6), & (7). We will be making minor textual edits to this version of the document. Of particular note are the following:
1. Referring to a client as a “Licensee” rather than a “Lender,” since Georgia’s requirements apply to licensees or registrants under the Georgia Residential Mortgage Act.
2. Changing the first sentence to the “Important Information” paragraph applicable to an application fee, so that it will now state that “the application fee will be applied toward the costs for soliciting, processing, placing or negotiating your mortgage loan, as well as for the specific services set forth in this Disclosure.”
3. Inclusion of an “Other Third Party Fees” section to accommodate additional advanced fees which may be charged by clients.
