Ohio Rev. Code Ann. § 317.144(A)(1) directs that recorded documents be made with a “print size not smaller than a font size of ten.” Recently, Columbiana County stopped accepting documents for recording with a font size smaller than 12 point http://www.columbianacountyrecorder.org/recorder/services.php. In an effort to prevent additional recording fee charges for standard recording instruments that do not conform to specific county requirements as provided by Ohio Rev. Code Ann. § 317.144(B), the following documents have been modified to print with 12 point font for subject property located in Columbiana County:
- OH Mortgage (Cx344)
- OH Mortgage FHA (Cx397)
- OH Mortgage Second (Cx502)
- HELOC Mortgage – OH (Cx1409)
- OH Assignment of Mortgage (Cx1544)
- OH Assignment from MERS (Cx4341)
- OH Assignment – INV BLANK (Cx4493)

Update:
Pursuant to further discussion with the Columbiana County Recorder’s office, we have received notice that they no longer require 12-point font on their recordable documents. Consequently, we will be reverting this change beginning immediately. The change should be complete within the next few days.
