After a recent document review, we will be changing the “County” language on the “Virginia Deed of Trust Second” (Cx512), specifically the section of the document that currently prints as “…described property located in the ___ County, State of Virginia:” to match the language for this section that currently prints for First Lien loans, in Virginia, on our copy of Fannie Mae Form 3047 “Virginia Deed of Trust” (Cx354). Similar to Cx354, we are adding Field 1754 “Recording Jurisdiction Type” to Cx512, which allows clients to select the type of recording jurisdiction (Ex. County, Borough, Parish, etc.). The reason for this field is that Virginia has jurisdiction types of both County and Independent City.
Currently, the above referenced section on Cx512 prints:
“…described property located in the [FI 1278 Property County], State of Virginia:”
After the change, the language on Cx512 will print:
“…described property located in the [FI 1754 Recording Jurisdiction Type] [Type of Recording Jurisdiction] of [FI 1278 Property County]”.
So, for example, an instrument might display on the document as follows:
“…described property located in the COUNTY [Type of Recording Jurisdiction] of FAIRFAX”.
This change will be in effect immediately. If you have any questions or concerns about this change, please contact Client Support at 1.800.497.3584.
