Document Updates: Wyoming Notice and Explanation of Fee Increase (TRID)(Cx19752) and Wyoming Notice and Explanation of Fee Increase (Cx16634)

After a recent compliance review, we are updating our Loan Modification Agreements to better match the corresponding security agreements to include necessary witness signature lines for various states. By default, witness lines will not appear on the Loan Modification Agreements for any states except Florida (FL ST 589.01), Louisiana (LACC Art 1833), South Carolina (SC ST 30-5-30(B)), and Georgia (GA ST 44-14-61), as these states legally require witnesses to sign. Alabama (AL ST 35-4-23), North Dakota (NDCC 47-19-03(3)), North Carolina (NC ST 47-12), and Tennessee (TN ST 66-22-101(a)) will have the option to have witness lines appear by mapping Field 95509 “Print Witness Lines on Security Instruments” to Yes, which will also impact the witness lines on the Security Instruments.
