The Inter Vivos Revocable Trust Rider (Cx21131) has been modified to better reflect individual borrower signature lines printing on the security instrument and other riders to security instrument. The cosigner settings are now reflected in this individual signature area of Cx21131:
“BY SIGNING BELOW, the undersigned individual(s) acknowledge(s) all of the terms and covenants contained in this Security Instrument and any rider(s) thereto and agrees to be bound thereby.”
If one of the following fields is set to “Yes”, the corresponding borrower signature line will no longer print on Cx21131:
-
-
-
- Borrower 1 Is Co-Signer (Field 51439)
- Borrower 2 Is Co-Signer (Field 41697)
- Borrower 3 Is Co-Signer (Field 41698)
- Borrower 4 Is Co-Signer (Field 41699)
-
-
Although not widely used, if one of the following fields is set to “Yes”, the corresponding borrower signature will still print, even if they are set as a Co-Signer using the fields above:
-
-
-
- Include Cosigner 1 on Signature Lines 1 (Field 80363)
- Include Cosigner 2 on Signature Lines 1 (Field 80364)
- Include Cosigner 3 on Signature Lines 1 (Field 80365)
- Include Cosigner 4 on Signature Lines 1 (Field 80366)
-
-
To summarize, these settings will now determine if the individual borrower signatures print on Cx21131, just like they do on the security instrument and other riders to security instrument. The trustee and settlor signature line sections of Cx21131 have not been modified. Changes to honor these same cosigner settings in the individual signature area of sister document NY CEMA GAP – Inter Vivos Revocable Trust Rider (Cx16253) have also been made.
These changes are now on ConformX Stage servers for testing and will be effective on September 30, 2020. If you have any questions or concerns about these changes, please contact Client Support at 1.800.497.3584.
