The following changes are being made to the redesigned FNMA Form 1003/FHLMC Form 65 (our Cx20667) following further testing that has been done during the FNMA/FHLMC Limited Production Period:

- Updated the logic in 3a to trigger based on whether Refinance is selected in 4a, instead of using field 1063 Loan Purpose. This means equivalent logic is used for Refinances in the following Sections:
- Section 3a: Property You Own – If you are refinancing, list the property you are refinancing FIRST.
- Section 4a: Loan and Property Information – Loan Purpose
- Section L2: Title Information – For Refinance: Title to the Property is Currently Held in What Name(s):
- Section L3: Expanded coding in L3 Mortgage Loan Information to be more inclusive of various loan types, e.g. a construction loan that is interest only, forgivable balloon loans, etc.

Note that these same changes are also being made to our Spanish Translation Aid Form 1003/Form 65 (Cx20668).

Update: We are also adding functionality that will enable clients to allow borrowers to choose whether they are applying for individual or joint credit in Section 1a. Our new field “1003 Type of Credit Source” (FI 141601) can be mapped to determine which fields will be used to set the “Type of Credit” radio button and trigger joint credit electronic initials on the redesigned 1003. GSE instructions require “I am applying for individual credit” to be selected if there is only one borrower, and “I am applying for joint credit” if there are two or more. Therefore, by default, the 1003 will use the number of borrowers (FI 130203) to determine which selection is made. If, however, “Per Borrower Choice” is selected, “Borrower x 1003 Type of Credit Choice” fields (FI 141602 – 141605) will be used to populate the Type of Credit for each borrower. The “Number of Borrowers:” will be populated if there is more than one borrower, regardless of the 1003 Type of Credit Source.
