The following changes are being made to the redesigned FNMA Form 1003 / FHLMC Form 65 (our Cx20667) following further testing that has been done during the FNMA/FHLMC Limited Production Period:
- Unmarried Addendum: The Unmarried Addendum eSign behavior will be controlled by two fields:
- Field 143180 “Unmarried Addendum eSign – Behavior”
- Enumerations: (1) eSign only; (2) Fields then eSign; (3) Fields only
- DEFAULT behavior will be “Fields only”
- Field 143181 “Unmarried Addendum eSign – Optional/Required”
- Enumerations: (1) Optional; (2) Required
- DEFAULT behavior will be “Optional”
- Field 143180 “Unmarried Addendum eSign – Behavior”
These two fields will be used to control the behavior of the radio buttons and fields of the Unmarried Addendum. By default, system fields will be used to populate the Unmarried Addendum, but if desired, clients can turn on eSign with FI 143180 to allow borrowers to fill out the entire section with eSign (fields will not be used), or to eSign any portions of the Unmarried Addendum that are not already populated by fields. These data points will not be able to be marked without the logical parent data point being set to the appropriate option (e.g., a borrower cannot select “No” and then fill out other sections of the document; a borrower cannot populate the “Other” description unless the “Other” radio button is selected, etc.).
If FI 143181 “Unmarried Addendum eSign – Optional/Required” is set to “Required”, then borrowers will be forced to fill out each relevant open data point in the Unmarried Addendum, else each data point will be optional for the borrower eSign process, as is recommended.
Please note that while eSign will be added to Cx20667 “1003 Uniform Residential Loan Application – 1/2021,” Cx20668 “Spanish Translation Aid 1003 Uniform Residential Loan Application – 1/2021” is not intended to have any signatures, so eSign will not be added.
