Document Update: Minor Change to Nevada Security Instruments (Cx342 and Cx19386)

Nevada law requires security instruments to contain “[t]he mailing address of the grantee or, if there is no grantee, the mailing address of the person who is requesting the recording of the document;”(NRS 111.312). This requirement is satisfied by adding the grantee name and address in the recording information section at the top of page 1 of the security instrument. Typically, the “grantee” is the person receiving the benefit of the Deed of Trust. However, there are situations when another entity could be the grantee, such as a designated beneficiary. To accommodate this situation we have added logic to our Nevada first lien and FHA deeds of trust, Cx342 and Cx19386, respectively) to allow clients to send beneficiary information to be contained in the document. If this information is not sent, we will continue to populate the lender information.
