D.C. Code ยง 42-1103(b-1)(2) requires purchase money mortgages or purchase money deeds of trust to “reference the deed conveying title to the purchaser of the real property by date and instrument number.” Previously, as announced here https://compliance.docutech.com/2015/04/02/document-updates-district-of-columbia-security-instruments-cx315-cx368-cx474-cx1340/, Docutech added a statement on page 1 that references the required deed with its accompanying date and instrument number. When we first implemented this requirement we placed a blank line for lenders to complete the instrument number manually. We are now adding a field (FI: 97269) so that lenders can import the instrument number as loan data, if that data is available in the LOS, otherwise it will continue to print as a blank line. This change will impact the following Instruments provided for the District of Columbia:
- DC Deed of Trust (Cx315)
- FHA DC Deed of Trust (Cx19366)
- DC Deed of Trust Second (Cx474)
- HELOC Deed of Trust – DC(Cx2167)
