Document Updates: Updates to ME Assignment of Mortgage (Cx1529) & HELOC MERS RIDER (Cx19179) for Montana, Oregon, and Washington.

After reviewing the requirements for the use of MERS riders in conjunction with HELOC mortgages, we have made the following updates:

Cx19179 (HELOC MERS Rider) for Montana, Oregon, and Washington

Docutech has adjusted the configuration for the HELOC MERS Rider for Montana, Oregon, and Washington. MERS requires MERS to be the nominee for the mortgagee. Because post-closing assignments are prohibited in Montana, Oregon, and Washington, we changed the configuration of Cx19179 HELOC MERS Rider to print from “upon request” to now print generically under these conditions:

Cx19179 will print when:

Base Type (2274) = Conventional

State Code (2279) = Montana, Oregon, Washington

MERS (18100) =YES

Document Package Type (18215) = Closing

HELOC (28859)= YES

Print Generic HELOC Security Instruments (109179)= Yes

Cx1529 MERS Assignment of Mortgage (MAINE)

Docutech has also changed the Cx1529 MERS Assignment of Mortgage language to accommodate MERS HELOC Mortgages. The main changes are:

    1. Added “Modified for HELOC” to the footer on every page
    2. Changed the wording from “Note” to “Agreement”
