Document Updates: Addition of Subtitles to California Deeds of Trust

It has come to our attention that some county recorder offices in California are requiring additional titles on Deeds of Trust per Cal. Gov. Code § 27324.

Consequently, we have created four new fields which can print all capitalized, reduced font size subtitles directly beneath the title “DEED OF TRUST” for the following documents:

• • Cx312 – CA Deed of Trust
  • Cx471 – CA Deed of Trust Second
  • Cx1362 – HELOC Deed of Trust – CA
  • Cx19362 – FHA CA Deed of Trust
  • Cx25283 – 3005 CA Deed of Trust 2021

If clients wish to add any of the following subtitles, the four new fields are:

• • Fl 187454 Security Instrument Subtitle Assignment Of Rents Indicator
    • “ASSIGNMENT OF RENTS” will print if Fl 187454 = Yes

• • Fl 187455 Security Instrument Subtitle Notice Of Default Indicator
    • “NOTICE OF DEFAULT” will print if Fl 187455 = Yes

• • Fl 187456 Security Instrument Subtitle Covenants Indicator
    • “COVENANTS” will print if Fl 187456 = Yes

• • Fl 187457 Security Instrument Subtitle Other Description
    • Any text typed in Fl 187457 will print
