Per a recent review of these documents, we will be making a few changes.
Cx19493 Addendum to Closing Disclosure
Cx19493 is the Addendum to Closing Disclosure that prints for TRID loans. To avoid confusion for refinance loans, we will be removing the language at the bottom of the document that refers to a seller if the loan purpose is refinance.
Also, to avoid confusion with the HUD-1 Settlement Statement, since this document references the Closing Disclosure, we will now be including language referencing an example of a type of settlement statement that may be provided by the settlement agent.
Cx19494- FHA Settlement Certification
FHA Single Family Handbook 40001. Pt. II.A.7.b.v states the following:
“Confirm that the Settlement Statement or similar legal document and the Settlement Certification, if applicable, are complete and signed by the Borrower, seller (except in case of HUD Real Estate Owned (REO) Sales), and settlement agent.”
Previously we provided both Cx19493 and the TRID version of the Settlement Certification, Cx19494, for FHA loans. We will now only be printing Cx19494 for FHA loans when there is a seller, to prevent disclosure duplication.
