Docutech has updated CA Deed of Trust (Cx312) for construction loans. According to Cal. Civ. Code § 8174(a), there are certain requirements for an instrument that secures a loan where any of the proceeds may be used for a work of improvement. Such a security instrument must bear the the designation “Construction Trust Deed” prominently on its face. Accordingly, Docutech has updated Cx312 to print “Construction Trust Deed” for the title, when field “Loan Proceeds Used for Construction or Repair/Remodeling” (60136) is Yes.
