New FICO Score 10T Credit Score Model Implementation

Fannie Mae, Freddie Mac, and the Federal Housing Administration (FHA) have announced support for the FICO® Score 10T credit score model.

Fannie Mae's Selling Guide Announcement SEL-2026-04 added FICO Score 10T as an approved credit score model, but FICO Score 10T is not yet available for loans delivered to Fannie Mae. Fannie Mae has stated that it will provide advance notice and implementation guidance before launch. Freddie Mac Bulletin 2026-H similarly recognizes FICO Score 10T as an approved model but states that it will become available at a later date, with advance notification provided to Sellers.

FHA has established a specific implementation date. On September 10, 2026, FHA announced that FICO Score 10T and VantageScore® 4.0 will be available beginning January 1, 2027. On October 8, 2026, FHA published Mortgagee Letter 2026-11, "Updated Minimum Decision Credit Score Methodology for the Implementation of Alternative Credit Scores," formally adding FICO Score 10T and VantageScore 4.0 as acceptable models alongside Classic FICO®. The updated FHA requirements apply to Title II mortgages with FHA case numbers assigned on or after January 1, 2027.

Changes have been made in ConformX to support the FICO Score 10T credit score model.

Credit Score Model Type Field Update

"Credit Score Model Type" (FI 193979) has been expanded to support three values:

    • Classic FICO
    • VantageScore 4.0
    • FICO Score 10T

The Classic FICO document content will continue to print by default when Credit Score Model Type is not set and no applicable per-borrower, per-agency Credit Score Model Type is provided.

New Per-Borrower, Per-Agency Credit Score Model Type Fields

New Credit Score Model Type fields are also available for each borrower and credit reporting agency. Separate fields are available for Borrowers 1 through 4 for:

    • Equifax
    • Experian
    • TransUnion
    • Other Credit Reporting Agency 1
    • Other Credit Reporting Agency 2

Each field supports the same three Credit Score Model Type values: Classic FICO, VantageScore 4.0, and FICO Score 10T.

Effective September 9, 2026, Fannie Mae and Freddie Mac expanded VantageScore 4.0 availability to all approved lenders and Sellers. For eligible GSE loans, a lender may use either Classic FICO or VantageScore 4.0; however, the same credit score model must be used for all borrowers on the loan. Classic FICO and VantageScore 4.0 may not be combined among borrowers on the same loan.

Although current GSE requirements require a consistent credit score model among borrowers on an eligible loan, the new ConformX fields allow the credit score model to be identified separately by borrower and credit reporting agency. This functionality supports imports from loan origination systems (LOSs) that structure credit score model data at the borrower and agency level and also supports portfolio loans where the applicable credit score models may differ.

For document content, an applicable per-borrower, per-agency Credit Score Model Type is honored first. If that field is not provided, ConformX uses the loan-level "Credit Score Model Type" (FI 193979). Classic FICO content prints by default when both fields are empty.

Credit Score Range

FICO Score 10T uses a credit score range of 300 to 850. Therefore, no additional changes are necessary to the default minimum and maximum values previously implemented on the ConformX Credit Score Configuration screen.

    • Minimum Credit Score: 300
    • Maximum Credit Score: 850

These values apply to Classic FICO, VantageScore 4.0, and FICO Score 10T.

Clients using custom minimum and maximum credit score values will continue to have their existing configuration honored.

Credit Score Disclosure Update

Credit Score Disclosure - A-3/H-3 (Cx15312) is a duplicate of the A-3/H-3 model form provided by the FRB in 12 CFR Pt. 222, App. H; the CFPB in 12 CFR Pt. 1022, App. H; and the FTC in 16 CFR Pt. 640, App. A for credit secured by residential real property.

The model form includes a graph in the "How your score compares to the scores of other consumers" section that discloses ranges of credit scores for the applicable credit reporting agency and the percentage of consumers within each range.

Support for FICO Score 10T has been added to Credit Score Disclosure - A-3/H-3 (Cx15312). When the applicable Credit Score Model Type is FICO Score 10T, the corresponding FICO Score 10T credit score range graph will print for Experian, Equifax, or TransUnion.

The applicable per-borrower, per-agency Credit Score Model Type is used first. If it is not provided, "Credit Score Model Type" (FI 193979) is used. Existing Classic FICO content will continue to print by default when neither field is set.

Credit Score Matrix Update

The optional Credit Score Matrix (Cx5416) has been expanded to support FICO Score 10T. The Credit Score Matrix contains a list of credit score key factor statements and reason codes. The “Print Credit Score Key Factor Reason Code Matrix” (FI 48978) ConformX System Default is usually set to “No”, which suppresses the document from printing.

When the applicable Credit Score Model Type is VantageScore 4.0, VantageScore 4.0 reason codes and key factor statements will print. Otherwise, an expanded FICO version of the matrix containing both Classic FICO and FICO Score 10T reason codes and key factor statements for Experian, Equifax, and TransUnion will print on the Credit Score Matrix.

The applicable per-borrower, per-agency Credit Score Model Type is used first. If it is not provided, "Credit Score Model Type" (FI 193979) is used. The expanded list of FICO reason codes and statements prints by default when neither field is set.

Agency Implementation Timing

Fannie Mae and Freddie Mac recognize FICO Score 10T as an approved credit score model, but neither Enterprise currently permits FICO Score 10T for loan delivery. Both Enterprises have indicated that additional implementation guidance will be provided before FICO Score 10T becomes available.

FHA will begin supporting FICO Score 10T for applicable Title II mortgages with FHA case numbers assigned on or after January 1, 2027.

Document Update Timing

The related document updates to the Credit Score Disclosure and Credit Score Matrix are available for testing on the Stage and Stage 2 servers and will go into effect on October 27, 2026. If you have questions or concerns, please contact Client Support at 1.800.497.3584.
