Document Updates: FHA 1–4 Family Riders and Additional PUD/Condominium Riders

The FHA Single Family Housing Policy Handbook 4000.1 generally requires the Mortgage and Note to conform in form and content to the Freddie Mac and Fannie Mae model documents, subject to any FHA-specific modifications reflected in the applicable FHA Model Note and Mortgage.
The FHA Model Note and Mortgage also provide that, when a rider is required, the Mortgagee must make conforming revisions so that references within the rider align with the applicable security instrument. Although FHA publishes several model riders, FHA does not publish a model 1–4 Family Rider.
Docutech has historically determined that a 1–4 Family Rider is not required for FHA transactions. To support clients that elect to use a 1–4 Family Rider for FHA loans, Docutech is making the following documents available. Each document is based on the Fannie Mae model form and includes updated references for FHA use:
These documents will print when the new indicator “Print FHA 1–4 Family Rider” is set to “Yes.”
Docutech is also updating the following additional riders so they may print generically when applicable:
These additional riders are intended for use when a transaction involves both a Planned Unit Development (PUD) and a condominium and both riders must be included in the document package.
